Broadway Center Development

Background

HEI provided professional engineering and surveying services related to a five lot, 21-acre commercial site located east of South Broadway, between 31st Avenue SW and 37th Avenue SW, in the City of Minot. Site development required an evaluation of existing and forecasted traffic conditions on the adjoining arterial and collector streets to design site access.

Stormwater management issues on the site were also critical to define necessary controls and impacts to the downstream system and NDDOT storm sewer collections prior to proceeding with site design.

The Project

Services provided on the Broadway Center development include lot split and plat submittal, conceptual site plan development, site surveys, design and construction management/observation for access improvements and internal roadways, relocation of a City of Minot 14-inch water transmission main, rough site grading, common use exhibits, engineering opinion of probable cost, development cost distributions, and construction staking. Site civil work was coordinated with the developer’s and builder’s architects.

Services also included a traffic and transportation corridor study related to access configuration, and the design and construction management/observation for the South Broadway Access Improvements. These access improvements included direct coordination and consultation with the City and NDDOT to comply with required standards. Site design includes the internal streets, water/sewer services and stormwater collection/detention/conveyance.

As of the fall of 2013, access improvements and internal streets were completed, watermain was relocated, and site development was underway. HEI completed a site plan for The Home Depot and Holiday Station and coordinated planning for a McDonald’s within this development.
